Say Goodbye to Overheating — Discover the Ductless Air Conditioning Solution London Has Been Waiting For
Is your London home unbearable in the summer? You're not alone. Across the capital, thousands of homeowners and residents suffer each year with overheating apartments, poor air circulation, and rising indoor temperatures caused by solar gain, over-insulation, and limited ventilation. Traditional air conditioning systems just don’t fit the bill — especially in apartments, period properties, and listed buildings where external condensers and bulky ductwork are simply not an option.
At Cool You, we’ve been solving this exact problem for over twelve years with our exclusive ductless air conditioning systems — designed specifically for London living.
What Is Ductless Air Conditioning?
Ductless air conditioning — also known as mini-split air conditioning — delivers powerful, efficient cooling without the need for traditional ductwork. The system typically includes an indoor unit that provides cooling directly into the room, and an unsightly external condenser that manages heat removal.
But here’s where Cool You is different…
Our systems are completely internal. That’s right — no external condensers, no planning permission issues, and no disruption to your building’s facade. We use exclusive, water-cooled condenser technology that is installed entirely inside your property — a discreet and elegant solution that maintains your property’s integrity while transforming your comfort.
Providing a high level of comfort, whisper quite - low noise, and cost-effective installation, our water-cooled internal air conditioning systems offer many benefits while cooling your property.
- Installation from just one day by our specialist FGAS refrigeration engineers.
- Our air conditioning system offers a cost-effective solution. We can cool multiple rooms with just one internal condenser, tailoring the service to your property's cooling needs. So, it may not cost as much as you think - speak to an expert today!
- No outside unit—our water–cooled air conditioning solutions provide the solution to stringent property restrictions and apartments with limited exterior space. Everything is contained internally.
- Energy-efficient DC inverter technology significantly reduces energy consumption compared to non-inverters and is comparable to the latest conventional AC systems, which can have an external condenser.
- Compact design – The smallest and most energy-efficient condensers, designed and built by us, without compromise, for London apartments with whisper-quiet operation
- It provides cooling simply by being plumbed into your property's cold water supply, just like a dishwasher or washing machine
- No pipe work on show
- Extensive maintenance programme available with complete parts backup
- A bulletproof 6-year parts and labour warranty
Why Choose Cool You’s Ductless Air Conditioning?
Our fully internal water-cooled air conditioning solutions have been specially designed and developed for apartments and listed buildings in London where you cannot have an outside condenser.
- Designed Exclusively for London Homes
Our ductless air conditioning is designed explicitly for London apartments, flats, and listed buildings, where space is limited and external alterations are often restricted. Whether you live in a modern high-rise or a heritage property (listed building), our systems are built to fit your environment and your lifestyle. - No External Condenser. No Compromise.
Unlike traditional mini-split systems, Cool You’s ductless systems are fully internal, using water-cooling technology to remove heat. This means:- No unsightly boxes outside your windows

What is an Internal Water Cooled
Air Conditioning System and How Does it Work?
With most London apartment buildings, you are not permitted to use external condensers or make penetrations through the exterior walls of the building. Our internal water-cooled air conditioning systems are a no-compromise solution for fully-fledged air conditioning where you cannot have an external condenser box.
Water-cooled ductless air conditioning systems operate like traditional split-type systems with an external unit. However, our system uniquely uses water to cool the heated gas refrigerant instead of relying on outside air.
The key advantage of this design for you as a London homeowner is that it functions entirely indoors. It eliminates the need for an outdoor condenser. It only requires a water supply and a drain to connect to the indoor condenser.
How a Cool You state-of-the-art fully internal ductless water-cooled condenser works
The condenser's function in a water-cooled air conditioning system is primarily to cool the refrigerant and remove heat from the space. Connections to this condenser are similar to those required to plumb a residential washing machine or dishwasher. It has water-in and water-out connections. When needed, the motorised 3000-stage water valve opens up, allows controlled water flow through the condenser only, and shuts off automatically when not required. The condenser is set up to use the minimum amount of water to take the maximum amount of heat away.
The water being supplied can come from a condenser water loop system (if available), as typically found in multi-unit retail complexes or other clean water supplies, as long as the correct flow and pressure are available. Alternatively, as is the case in many apartments, it must come directly from the property’s main cold water supply. The water feeding the system goes through a check valve to prevent backflow, and the water being discharged from the condenser (typically 20-30 degrees warmer than the water going in) has the appropriate air gap and trap. This ensures that the system and the installation are compliant with regulations.

It's all on the inside...
Our entirely internal solution includes a whisper-quiet room unit (fan coil). This is installed in the room that will be air-conditioned. We typically specify a wall-mounted unit for a retrofit installation. Still, it can also be a concealed ducted unit, usually specified during complete home refurbishments. The room units are sleek and neutral, so they will not clash with your colour scheme.
No visible pipework and no ugly condenser outside...
Our system's installation is designed for your convenience. The refrigeration pipework typically runs from the room unit into the ceiling void (just like our wall mounted room units), which is concealed to the condenser box. Our innovative approach places the condenser on the inside, hidden from view in your London apartment, unlike traditional systems with unsightly external condensers.
In most cases, we strategically position the unit in the utility space or under a kitchen counter, ensuring it remains conveniently hidden yet near the required services. The exact location will be discussed during your site survey, providing a tailored approach that perfectly meets your needs.
Unlike conventional systems, our internal condensers utilise water to dissipate heat in a controlled and highly efficient manner. This pioneering design has allowed us to manufacture a condenser that is a fraction of the size of an external air-cooled box. Our internal condensers are compact, remarkably quiet, and incredibly efficient, a testament to our unwavering commitment to delivering the best product to you, our customer.
