Water Cooled Air Conditioning of Apartments in Romney House, a Converted 1930s Office Building in Westminster
Cool You recently installed a water-cooled air conditioning system in the apartments at Romney House. This converted office block, designed by Austrian architect Michael Rosenauer in the 1930s, is located in the heart of the Westminster Conservation Area and faces strict planning restrictions.
Due to their excellent insulation, the apartments encountered heat and noise challenges. They also overlooked busy roads, which made it difficult to open windows for cooling. To address this, the owners sought a solution for air conditioning. However, they could not use traditional external condenser boxes or drill holes into the external walls.

The owners turned to our team at Cool You because of our proven expertise. We specialise in retrofitting air conditioning in listed buildings. We worked closely with the client, their architect, and contractors to design an effective air conditioning system. This system cooled the primary bedroom, expansive open-plan living area, kitchen, and dining space.
Given the planning restrictions, we developed a unique solution. The client requested a completely hidden air conditioning system. Therefore, we selected a custom-built 3.85 kW fan coil for the primary bedroom and a larger 7 kW ducted fan coil for the living area. These are connected to individual internal condensers.
We executed the project in two phases. In the first phase, we collaborated with contractors to install the internal condensing units within a specially built wardrobe section. In the second phase, we placed the ducted fan coil units in the new ceiling void. We carefully routed all pipework during the first phase, ensuring the builders could conceal it later. Finally, we installed the units and commissioned the entire system.
Our comprehensive plan allowed us to complete both ducted air conditioning installations in three working days. This project is part of a growing trend. Cool You continues to work on listed buildings where traditional air conditioning systems face restrictions.
